Accurate planning requires laser measurements or verified landlord drawings. We visit sites within Marseille and the Bouches-du-Rhône department, noting column locations, ceiling heights, and existing MEP risers that constrain layout.
Surveys include photographic grids keyed to plan coordinates for remote stakeholders reviewing proposals abroad.
Circulation logic
Guest entry, queue formation, pickup counter sight lines, and restroom access form the circulation spine of every plan. We model peak-hour flows at one person per 1.2 square metres to avoid bottlenecks near doorways.
Staff back-of-house routes remain separate from guest paths even in tight units, preserving service dignity and safety.
Fixed versus loose furniture
Built-in banquette metres are specified separately from loose chair counts so contractors price joinery accurately. We indicate floor loading assumptions where heavy marble counters sit on raised timber platforms.
Flexibility zones for future furniture rearrangement are shaded on plans when landlords require reversible fit-outs.
Regulatory coordination
Our plans mark intended egress widths and wheelchair turning circles as design intent, not certified compliance. Clients must submit final layouts to licensed accessibility consultants before building permit applications.
We attend one coordination meeting with your architect at €420 if scheduled within thirty days of plan delivery.
Documentation set
Spatial packages include dimensioned plans at 1:50, section cuts through bar and seating zones, and an equipment footprint schedule listing coffee machine clearances without specifying brands unless requested.
Delivery timeline is five weeks from survey for spaces under 120 square metres, priced from €4,600.
