Combined concept, spatial planning, material schedule, lighting intent, and seating layout for spaces up to 120 square metres is €9,800 when phases are commissioned together. Payment splits 40/30/30 across start, concept approval, and final delivery.
Spaces between 120 and 200 square metres scale at €68 per additional square metre of net floor area.
À la carte modules
Individual spatial planning from €4,600, material palettes from €2,100, lighting concepts from €1,850, and seating layouts from €1,650 as described on service pages. Modules assume an approved concept or equivalent brief exists.
Rush delivery within ten business days adds 25 percent to module fees subject to team availability.
Developer portfolio rates
Landlords packaging three or more units in a single building receive 12 percent fee reduction on identical scope repeated with unit-specific survey adjustments. Brand variation per unit incurs €1,400 differentiation charge.
Portfolio agreements require single contract signature and sequential calendar scheduling.
Exclusions
Fees exclude VAT at 20 percent, structural engineering, MEP design, kitchen hygiene certification, furniture procurement, and site supervision. Perspective renderings by external illustrators quoted separately from €640 per view.
Cancelled projects after concept delivery forfeit deposit and invoice completed work to date at phase rates.
